Our client is a local organization with diverse business activities and develops, owns and manages its own real estate portfolio and hospitality brand. As part of their continued growth, we are recruiting an experienced TITTLE from the UAE / Gulf property development, facilities management, asset management industry to provide operations leadership across the business in the property development and portfolio management strategies, P&L ownership, market share and revenue growth.
Reporting to the Chairman, the successful candidate will hold a senior role in a multinational property development and hospitality organization and have a sound record in promoting an entrepreneurial spirit, innovative mindset and sound business judgement to drive business strategies and efficiencies.
Manage the overall completion of $25M+ construction projects ensuring the commercial and contractual aspects are within budget and milestones.
Work with the real estate development team on new project proposals, feasibility studies, pre-development and project construction, site acquisition, financing.
Ensure that all compliance, regulatory and environmental standards applicable are adhered to
Lead and manage the property portfolio operations including facilities management and facilities engineering, real estate sales, leasing and rentals to improve the profitability and appreciation in the value of real estate assets.
Develop and implement hospitality strategies, business models, concepts, and go to market plans and partnerships with overall responsibility of the hospitality profitability by working closely with the executive chef and F&B operations team ensuring that the experience delivered exceeds customer expectations.
Essential Skills & Experience Required
10 - 15 years' in a progressive leadership capacity in property development with strong working knowledge of commercial, residential and mid-high-rise mixed-use design-build construction, architecture and engineering, pre-contract and post contract commercial/contract management, claims, dispute resolution, facilities management, leasing and asset management.
Strong background in F&B strategy and concept development and operations management with a deep understanding of the local hospitality industry and trends.
Proven ability to drive a culture of accountability and high performance through employee engagement and leading cross-functional technical and operational teams.
Demonstrable business planning and analysis, due diligence, budget management, financial acumen, contract review and project budgeting experience for capital projects related to real estate property development and ownership,
Strong knowledge of UAE building regulations, Dubai municipality requirements, RERA, DEWA and Empower standards,
Strong relationships with consultants, contractors, investors, financial and lending institutions, government authorities
UAE / GCC driving license is mandatory.
Bachelor's Degree in Construction, Architecture or Engineering
MRICS is a strong advantage
Currently living in the UAE / Gulf and aged between 40 - 50 years.
Fluent in English - must be able to read, write and speak fluent English.
